What was the main goal of the project?

The primary goal was to create a high-quality, luxury home that combined traditional Norfolk architectural influences with modern construction standards, high energy efficiency and contemporary living.

At Gray & Co Developments, we believe new homes should blend in with their surroundings as if they have always been there. The aim at Lawood was to deliver a property with strong kerb appeal, long-term durability and carefully considered detailing, while ensuring the internal spaces worked exceptionally well for modern lifestyles.

What were the key challenges?

One of the biggest challenges was balancing traditional design principles with modern performance requirements.
Achieving the correct proportions, material palette and detailing was essential to ensure the property sat comfortably within its rural Norfolk context. Careful consideration was given to the brick selection, roof tiles and overall composition so the finished home would have a timeless appearance.
As with many bespoke developments, coordination between trades and maintaining quality control throughout the build process was also critical. Attention to detail at every stage was a major focus.

How will this project positively impact the lives of residents?

The project was designed to provide residents with a home that is both practical and enjoyable to live in for the long term.

Large open living spaces, ample natural light, energy-efficient construction methods and carefully planned layouts all contribute to a better day-to-day living experience. At the same time, the use of durable and high-quality materials helps minimise maintenance requirements and ensures the property retains its appearance and value over the long-term.

We also place significant importance on creating homes with a strong emotional connection – properties that feel warm, welcoming and characterful rather than purely functional.

Did the project align with any specific sustainability goals?

Yes. Sustainability was an important consideration throughout the project, successfully receiving an A-rated EPC.

The development focused on creating a highly insulated and energy-efficient building envelope while using durable materials designed for longevity. We believe sustainability is not only about operational efficiency but also about constructing homes that will stand the test of time both structurally and aesthetically.

The specification of high-quality masonry and roofing products supports this philosophy by helping reduce lifecycle maintenance and improving long-term durability.

Would you consider implementing similar sustainable solutions in other projects?

Absolutely. Sustainability and long-term performance are increasingly central to how we approach residential development.

We are continually looking to refine our specifications and incorporate materials and construction methods that improve energy efficiency, durability and occupant comfort without compromising on design quality.

Our objective is to create homes that remain desirable and efficient for decades to come whilst minimising energy running costs.

How will these projects benefit the homeowners?

The success of the project came from strong collaboration between the developer, suppliers, trades and consultants throughout the build.

Clear communication and a shared commitment to quality helped ensure that design intent was maintained from the early planning stages through to completion. Working closely with trusted suppliers also helped us achieve consistency across key architectural details and finishes and we have used Wienerberger products on numerous developments to date.

The homeowners benefit from a property that combines aesthetic appeal with long-term practicality.
